What the numbers
actually say.

Yountville is small enough that the Index reports it together with St. Helena, and even that combined submarket closed only 21 sales in the second quarter. The combined median rose 30% to $2.14M, but in a pool this thin a single unusual sale can move the number. I will not publish a Yountville-only figure that a handful of transactions could invent. What I will do is read it property by property against comparable inventory across the valley floor, which is the only honest way to price a market this thin.

For the seller

In a submarket where two or three closings define a quarter, comparables have to be constructed rather than looked up. That means widening the comparable set thoughtfully, adjusting for what actually differs, and pricing against a defined national buyer pool. It is more work than pulling a report, and it is the difference between a clean sale and a listing that ages.

For the buyer

Thin markets cut both ways: less competition, but also less price discovery, which means a mispriced listing can sit at an unrealistic number for a long time without correcting. Data tells you when a launch has actually opened leverage and when the seller simply is not motivated yet.

Yountville packs an extraordinary concentration of restaurants and hospitality into a few walkable blocks — the highest ratio of destination dining to residents anywhere in the valley. It attracts buyers who want to walk everywhere and to be at the centre of the valley without owning acreage.

A pricing model built on “Napa” as a single market will mislead a seller in one town and cost a buyer leverage in another.
