03What the data says right now

A market that rewards precision
and punishes assumption.

August split Wine Country down the county line. Napa County closed far more homes than a year ago, yet those homes took longer to sell. Sonoma County closed fewer, and they sold faster. Then, in late September, mortgage rates broke above 7%. County medians now hide more than they reveal, and strategy has to be set block by block.

What defines the market

The two counties decoupled. Napa County sales are up 23.9% and supply fell to 6.6 months, but homes took 91 days. Sonoma County is the faster, firmer market: 60 days on 3.7 months of supply.
Micro-markets rule. In Q2, St. Helena/Yountville’s median rose 30% while Healdsburg’s $3M+ sales fell 30%. Strategy is set block by block, not county by county.
Insurability makes or breaks deals. An 84% premium run-up since 2020, a FAIR Plan capped at $3M, and a 29.1% FAIR Plan rate increase effective Oct 15 make coverage a gating factor for estates in the hills and vineyards.
The top holds; middle-luxury negotiates. Sonoma County’s $3M+ median rose about 22% in Q2 on 50%+ more closings, while the $1M–$3M band sold near 97% of list, the most negotiating room in the region.

Submarket micro-pricing. Your exact town’s median, days-on-market, and absorption — the difference between a 60-day market and a 91-day one.
Pricing-discipline briefing. A launch-price recommendation with the modeled cost of overpricing.
Discount-window targeting. Sale-to-original-list ratios tracked by submarket and tier, so buyers know where leverage actually is.
Buyer-profile matching. In thin pockets where a handful of closings define a quarter, I map who is actually transacting and deploy your strengths against it.
