A mispriced launch in a thin
segment invites steep discounts.

In Healdsburg’s $3M+ segment, buyers who moved in January captured roughly 76¢ on the original-list dollar. By March, as pricing corrected and the spring market absorbed the discounted inventory, that ratio firmed to about 91¢. The lesson cuts one way for sellers: a correctly-priced, well-marketed home defines the comparable others chase — and protects every dollar.

What sellers ask
before they call.

How long will my home take to sell?
It depends on your town far more than on the county. In the first quarter of 2026, Napa submarkets ranged from about three weeks to more than five months. Your valuation includes your submarket’s actual absorption, so the timeline is a number, not a guess.
Should I fix things before listing?
Only what the likely buyer will pay for. I model who that buyer is first, then recommend the short list of improvements that move price or speed, and skip the ones that don’t.
What if my home is hard to insure?
Better to know before a buyer does. I line up insurance quotes and a defensible-space assessment before launch, so buyers see certainty instead of a question mark. Where there are gaps, we fix or price them up front rather than in escrow.
What does it cost to work with you?
Commission is agreed in writing before we start. You’ll see exactly what the marketing plan includes, from photography and film to paid reach and weekly reporting, so you know what you’re paying for.
